The reason for investing in off-plan properties is that it allows the maximum capital appreciation for a small equity outlay.

There are three significant advantages. Off-plan has been around for a long time, but usually on a small scale.

One of the compelling benefits of committing so early is that off-plan properties are generally cheaper. You do pay a premium for something that is already finished, Off-plan buyers do not only save money on the purchase price, they also make money on it.

In addition to enjoying financial returns, off-plan buyers can take pleasure in determining how the house or flat will ultimately look.

An Illustration of how investing Off-Plan works?

Example:

1. APT iNVESTMENT sources a property with a 12 month build process, currently on the market for £220,000 for the price of £200,000 for their customers.
2. Client 1 is informed of this investment opportunity and wishes to take up the opportunity,
3. An AIP mortgage of 95% is sourced through brokers and a deposit of 5% is required on exchange, which can be arranged through exchange bonds.
4. Client 1 put down a holding deposit of £1000 and secures an exchange bond which now covers the 5% required on exchange. Client 1 exchanges with £1000 and all the associated fees (solicitor's fees, survey fees, introduction fee) bringing the total investment up to £7,500.
5. 6 months later the property has appreciated in value by 5% which brings the value of the property up to £231,000, with client 1 now having a total of £31,000 equity in the property including the original discount of £20,000, He now has a choice of selling the property now or waiting till completion. Client 1 decides to wait till completion.
6. 2 month before completion client 1 gets the property revalued, the property is now valued at £239,800 which means a total rise in the property of 9%, the total equity owned in the property is now a stunning £39,800. Client 1 decides to sell the property and repeats the same process on 2 different properties.
